A roof will last many years if properly maintained, and these roof maintenance tips will save you money and extend the life of your roof.
- Do not walk on a tile roof unless you know where to step to avoid breaking tiles. Tile roofs are relatively fragile and easy to break if you don't know how to walk on them.
- Keep the roof clear of all debris. Debris on the roof and in the roof valleys causes the water to damn and push up under the roof material and leak into the attic and ceiling. See Valley Debris for photos and more information.
- Trim back branches that are near or above the roof. Keep the roof clear of leaves if trees are near the house.
- Seal or replace all cracked, broken, or missing tile.
- Replace all cracked, curled, or missing wood shakes. Shim the wood shakes as needed.
- Check flashings for aging. Seal or replace all defective flashings.
- Replace and cover all exposed felt. Felt is not a water barrier and must be covered by the roofing material (e.g. tiles, shakes, or shingles). Felt will dry rot very quickly if exposed to sun and/or water.
- Clean the gutters and downspouts of all debris. Clogged gutters inhibit proper water runoff, which can lead to dry rot along the eaves.
- Paint all exposed wood, particularly around the eaves. Chipped or pealing paint on exposed wood can lead to dry rot.
